Ideally situated in a leafy park in the historic Cimiez district, "Le Winter Palace" is a prestigious address where life is good.
Built in 1900 by Nice architect Charles Dalmas across much of the former Evans estate, the Winter Palace of Cimiez is an iconic Nice building, originally constructed as a private mansion for the wealthy Russian Korsovsky family and opened its doors in December 1905.
Located midway along Boulevard de Cimiez, then served by an electric tram, the Winter Palace was one of the first buildings of its era to feature a major architectural innovation: the roof terrace, as well as elaborate decorative elements, ornate façades, and landscaped gardens typical of the Belle Époque.
Today, the Winter Palace of Cimiez mainly houses private apartments and offices. It is close to several of Nice’s landmark tourist attractions, including the Matisse Museum, the Franciscan Monastery, and the Roman Arenas.
The Winter Palace has been listed as a Historic Monument since 2021: the shared parts of the building are now protected (façades, roofs, entrance hall, garden, etc.).
Living at the Winter Palace is therefore a true privilege for lovers of fine architecture in the pure tradition of Belle Époque palace hotels.
So… don't hesitate and let yourself be charmed by the peace and quiet of a sought-after residential area (with shops and transport on the boulevard) and the proximity of the city center on foot! A visit is a must!!!

The Winter Palace was built in 1900 by the Niçois architect, Charles Dalmas.
Located in the middle of the Boulevard de Cimiez, then served by an electric tram, it was one of the first buildings of that time to boast a roof terrace.
Its characteristic monumental entrance, overlooking a winter garden and embellished with vast red marble fireplaces, has seen under its arches numerous crowned heads, familiar to the palaces of Cimiez.
The current co-owners of this palace, which was redeveloped into apartments in 1941 by Victor-Joseph Saglia and the architect Louis Milon de Peillon, enjoy a huge park, exceptionally located in the heart of Cimiez.
The magnificent Belle Epoque facades were restored in 2010 by the architect Gilles Gauvain.
