Le Capitole — a Modernist complex between the Promenade and rue Andrioli

At 51 promenade des Anglais and 2 to 8 bis rue Andrioli, Le Capitole occupies a vast site of over 6,000 sqm in the Rue de France district. Built in phases between 1948 and 1962 by architect Georges Dikansky and later his son Michel, this residential complex is arranged in a U-shape around a large central garden, with the block facing the Promenade acting as its figurehead — its ground floor home to the restaurant Les Jardins du Capitole. The complex, with the exception of its last building (the "France building"), has been listed as 20th-Century Heritage since December 2015.

An address between the sea and the Rue de France district

Le Capitole enjoys a dual frontage: facing the sea along the Promenade des Anglais, and facing rue Andrioli and rue Saint-Philippe, at the heart of the Rue de France district, one of Nice's most sought-after residential areas. The large central garden, inherited from the original 1948 "square building" concept, remains one of the rare assets of this complex compared with denser buildings in the same area.

The building facing the Promenade des Anglais and rue Andrioli, completed around 1954 for developer Triverio SA (built by the general contractor H. Triverio), rises seven storeys (ground floor plus six upper floors) for a height of about 21 metres, on a 6,197 sqm plot. It bears the signature of Georges Dikansky, a Russian-born architect active in Nice since 1919, joined from 1947 by his son Michel. The pair built the whole of Le Capitole in phases over more than a decade, gradually densifying the block into its current form.

The name "Capitole" commercially groups several distinct co-ownerships within the same complex (including Capitole III, on rue Andrioli). 

What is an apartment worth at Le Capitole?

Several recent transactions illustrate this market. On rue Andrioli, a renovated 3-room apartment of 58.52 sqm sold for €599,000 in January 2026, i.e. €10,236/m²; another renovated 3-room apartment of 64.05 sqm sold for €659,000 in October 2025, i.e. €10,289/m². A third transaction, for a 3-room apartment of 70 sqm, closed at €635,000 in June 2025, i.e. €9,071/m².

These figures sit well above the average for rue Andrioli as a whole, at €6,101/m² for apartments (range €3,874 – €9,257/m² depending on the building, MeilleursAgents data) — a gap explained by the renovation of the properties sold and by the prime position of the building, at the corner of the Promenade des Anglais.
