MONACO

With a surface area of 2 km2, the real estate market in Monaco is quite exceptional. The scarcity of properties makes every investment a sure value. The absence of direct taxation, including inheritance tax on real estate within the Monegasque tax system, attracts investors enormously.

The inhabitants of the Monaco-Ville district appreciate the quietness of the area, a fortified old town with old houses and picturesque narrow streets, with gardens and ramparts.

Around the Casino, the Monte-Carlo district, especially Le Carré d’Or, is one of the most popular in the world. Enjoy the luxurious setting of the Casino, its renowned boutiques, its bourgeois buildings with sun-drenched terraces.

La Condamine is known to be the starting and finishing point of the Formula 1 Grand Prix. There are some privileged properties that enjoy a view of the port or the start of the Grand Prix. Fontvieille, the newest district of Monaco, stretches out over the sea thanks to a floating pier and will seduce young active people with its dynamism: a privileged district with offices, shopping centre and residential area.

Beausoleil is a true haven of peace located a few minutes walk from Monaco and the sea. Its numerous green spaces and gardens overlooking the Big Blue will seduce nature lovers. The town is home to just over 13,000 inhabitants and the vast majority of the working population work in Monaco.

Indeed, Beausoleil attracts residents thanks to its proximity to the Principality and its prices per m² more accessible than in Monaco. The facades of the houses and residences seduce with their beige and “terracota” (terracotta colour) tones reminiscent of both the local architecture and the rocks of the mountains. Buyers will also be seduced by the contemporary style houses, built in private and secure estates, offering a unique view of the Bay of Monaco.

Only 8 kilometres from Monaco, Eze-Sur-Mer hangs in the heights above the Mediterranean Sea. With the ruins of its medieval castle, its narrow streets and small craft shops, the beautiful town of Eze-Sur-Mer is a quiet city of 2,500 inhabitants, a true paradise lost in a corner of nature.

Eze-Sur-Mer attracts visitors for its calm, while offering privileged access to Monegasque life and its major events. The town has welcomed many famous writers and artists, including Nietzsche.

Majestic olive trees surround the city’s high-end residences, with their modern and atypical architectural style. Many of the apartments have a 180° sea view with bright living rooms extended by deep terraces open to the horizon.

The sportsmen will be seduced by the nautical activities, its golf, its tennis courts and its splendid excursions. The town of Eze-Sur-Mer is very well served with the Nice-Côte d’Azur international airport, the Monaco heliport, access to the A8 motorway and the Eze-Bord-de-Mer train station.

This small town is located on the border with the Principality of Monaco and has a population of almost 5,000. You will be able to appreciate the three preserved beaches of Marquet, Mala and Pisarelles which offer an exceptional natural bathing experience. Cap d’Ail is a resort town elected by a large number of personalities and offers a unique living environment.

Enjoy the residences of the town and their Belle Epoque architectural style.
